Real estate in Denver was a hot topic in 2023. As we embark on a brand new year, let's put some stats behind all the hubbub, and review the real estate happenings of the year for the Applewood neighborhood*.
This year, there were fewer closed transactions to sort through— 17% less than last year— but the findings were interesting as always.
{As a reminder, when I say “sold in 15 days”, I’m referring to the stat for ‘Days in MLS’. So, ‘sold in 15 days’ means it took 15 days from when the house was active in the MLS to when it went under contract.}
Work Shop Colorado's Hilltop Estates custom home, 3224 Hillside Drive, tops 2023 Applewood sales at $3,203,000.
15175 Foothill Road: $678
3370 Simms St sold off market by wholesalers at $162 psf. The buyers got a distressed property and then flipped it back onto the market months later.
2510 Van Gordon, another Work Shop Colorado custom creation.
2556 Moore sat for more than 5 months on the market with more than $150k in price reductions.
2590 Cody Court is for sale, and could be yours today!
As people have moved West, the Applewood community has certainly grown. Today, it's fair to say that Applewood is from Kipling to Kendrick and 20th to just past 38th. Applewood includes parts of Lakewood, Wheat Ridge, Golden, and unincorporated Jefferson County, is conveniently located with easy access to Interstates 70, 76, 25, U.S. 6, and C-470.
